Two Very Different Surfaces, Two Very Different Cleaning Needs

Most homeowners pressure-wash their siding once a year and call it done. That approach works fine for one type - and can quietly ruin the other. Fiber cement and vinyl siding are composed of fundamentally different materials, and those differences don’t stop mattering once the siding is installed. They show up every time you clean.

Fiber cement is a composite of cement, natural or artificial cellulose fibers, and additional components. The cement provides strength, but it’s the fiber content that keeps panels from cracking under stress. Vinyl, by contrast, is roughly 80 percent PVC - plastic, essentially - with modifiers and stabilizers added to improve durability and weather resistance. Cleaning chemistry that’s neutral on plastic can be mildly corrosive on a cement-based surface. Getting the distinction right before you grab a bucket matters more than most people expect.

What Makes Fiber Cement Siding Harder to Clean

Weight, Porosity, and Paint

Fiber cement siding is noticeably heavier than vinyl and, unlike vinyl, it typically requires caulking and exterior paint after installation to protect it from moisture. That paint layer is the key factor in cleaning. You are not cleaning raw cement - you’re cleaning a painted surface that sits over a moisture-sensitive substrate. Harsh degreasers, abrasive scrubbing pads, or high-pressure water can strip or chip paint, and once moisture gets beneath fiber cement panels, the material can begin to deteriorate from the inside.

For routine cleaning, low-pressure rinsing with a garden hose is the safest starting point. Work from top to bottom so dirty water doesn’t streak panels you’ve already cleaned. For more stubborn grime - mildew, dark algae streaks, or general buildup from a wet season - a soft-bristle brush with a mild soap solution handles most of what you’ll encounter without threatening the paint layer. Oxygen bleach diluted in water (roughly one cup per gallon) works on biological growth like mold and mildew without the surface aggression of chlorine bleach. Keep the solution on the surface for five to ten minutes before rinsing.

Pressure washing fiber cement is possible, but only at the lower end of the pressure range - under 1,500 PSI and held at least 12 inches from the surface. Many manufacturers specify even lower thresholds in their care documentation. Going beyond that risks driving water behind the caulked seams, which is exactly the scenario the caulk was installed to prevent.

The Caulk Lines Need Attention Too

This is where fiber cement maintenance gets more detailed than vinyl. The caulked joints between panels should be inspected during any cleaning session. Cracked or missing caulk means moisture has a direct path to the fiber cement underneath. If you find gaps, cleaning the area gently and re-caulking before the next wet season is the more important step - more important than getting every streak off the face of the panel.

Cleaning Vinyl Siding: Easier, But Not Without Limits

Vinyl’s 80 percent PVC composition makes it largely indifferent to water, mild detergents, and even moderate pressure washing. It doesn’t absorb moisture, it doesn’t require a protective paint coat, and it arrives ready for use as soon as it’s installed. That translates directly into a more forgiving cleaning process.

A standard vinyl cleaning solution - laundry detergent or dish soap in warm water - handles most annual grime. For oxidation, which appears as a chalky white film on older vinyl panels, a slightly stronger solution with white vinegar (one part vinegar to two parts water) restores the surface without abrasion. Mold and mildew respond well to a mixture of one part white vinegar to one part water, or a diluted oxygen bleach solution. Avoid chlorine bleach at high concentrations; while vinyl itself tolerates it, overspray onto adjacent trim, landscaping, or painted surfaces causes real problems.

Pressure Washing: The Rules Are Not the Same

Pressure washing vinyl is more straightforward than pressure washing fiber cement.

Vinyl can handle 1,300 to 1,600 PSI without issue, provided the nozzle is kept at a 45-degree downward angle. Spraying upward forces water behind the panels, regardless of material - this is the single most common mistake when washing exterior cladding and it applies to both siding types equally. Use a wide-angle nozzle (25 to 40 degrees) and keep moving; dwelling in one spot even on vinyl can warp or discolor the panel if the pressure is concentrated long enough.

Fiber cement under pressure washing requires more care - below 1,500 PSI, wide-angle nozzle, no direct upward spray, nozzle at least 12 inches from the surface, and particular attention to avoiding the caulked seams. The weight of fiber cement siding - it’s heavier than insulated vinyl - means the panels sit more firmly against the wall, but that doesn’t mean water can’t work its way in through compromised joints.

One Rule Both Materials Share

Never use solvent-based cleaners on either surface. Acetone, paint thinner, or any petroleum-based cleaning product will damage vinyl’s PVC surface and can strip the paint from fiber cement panels. Both manufacturers and exterior coating specialists consistently mark solvent-based products as incompatible with exterior cladding.

Stain Removal and Seasonal Maintenance

Specific stains behave differently across the two surfaces. Rust stains, which appear beneath old metal fixtures or near iron-containing soil, respond to oxalic acid-based cleaners on both vinyl and painted fiber cement, but the contact time should be shorter on fiber cement to avoid any risk to the paint. Rinse thoroughly either way - oxalic acid left on a surface will dull the finish over time.

Mildew is the most common seasonal problem across both siding types, particularly on north-facing elevations that receive minimal direct sunlight. Oxygen bleach at one cup per gallon of water, applied with a soft brush and rinsed after ten minutes, clears active mildew growth on both materials. For fiber cement, this treatment should be followed by an inspection of the paint layer; if mildew has been sitting long enough to discolor the paint, the area may need spot repainting before winter.

Green algae, which appears most aggressively in humid climates on surfaces that stay damp, requires the same oxygen bleach approach. On vinyl, a soft-bristle brush or a microfiber cloth is sufficient to agitate the solution. On fiber cement, avoid anything more abrasive than a soft-bristle brush - scrubbing pads, even the soft-side variety, can create micro-scratches in the paint that become entry points for moisture.

After cleaning fiber cement, give the surface at least 24 hours to dry before any touch-up caulking or paint work. The cement substrate retains moisture longer than the outer paint layer suggests, and sealing over a damp surface traps that moisture inside - which is the condition the material is specifically designed to resist.

A full cleaning cycle for vinyl takes roughly two to three hours for an average-sized home using a garden hose and brush. Fiber cement, because of the inspection component and the drying time required before any repairs, typically extends that window by a full day, sometimes two. That gap in time investment reflects the gap in material complexity - not in difficulty, exactly, but in the number of steps that need to happen in the right order.

Vinyl cleaning products are also consistently cheaper. A bottle of dedicated vinyl siding cleaner runs $10 to $20 and covers a standard home exterior. Fiber cement care, once you factor in oxygen bleach, soft brushes suitable for painted surfaces, and periodic caulk, starts closer to $40 to $60 per cleaning cycle - not counting any spot paint touch-ups, which depend on the paint used during installation.
